Can I complete the purchase without being in Malaysia?+

Parts may be handled remotely through lawyers and banks, but identity checks, signing, financing and state-consent requirements must be planned case by case.

Can foreigners legally own property in Johor?+

Yes, for eligible property and subject to Johor rules, minimum price, quota, title restrictions and state consent. Malay Reserved Land, low-cost categories and other restricted property are not generally available to foreign interests.

What is the Johor minimum purchase price?+

Johor Land Office guidance generally states RM1 million and above for listed residential, commercial and industrial categories. Selected approved serviced-apartment or SOHO sales below the general threshold may follow special state conditions, so the exact project and unit must be verified before booking.

Do I need MM2H before I can buy?+

Not generally. Property ownership and immigration status are separate. MM2H may be relevant to long-term residence, programme property conditions or a bank assessment, but it is not a universal prerequisite for foreign ownership.

What major upfront costs should I allow for?+

Allow for the down payment, 8% residential transfer duty where applicable, Johor state-consent fee, legal fees, loan documentation, valuation, insurance and furnishing. The exact total depends on the title, price, financing and transaction structure.

Can a foreign buyer obtain a Malaysian mortgage?+

Yes, applications are possible, but approval is not automatic. Banks assess nationality, income source, age, commitments, credit evidence, valuation, project and immigration or MM2H status where relevant.

What happens when a foreign owner sells?+

Real Property Gains Tax depends on the seller category and holding period. HASiL currently lists non-citizens and non-permanent residents under Part III, with 30% in years one to five and 10% from year six onward. Obtain current tax advice before disposal.
